Dubai's real estate market continued to demonstrate resilience in 2026.

However, one of the most important developments this year is the widening difference between individual locations.

The question for investors is therefore changing.

It is no longer simply “Should I invest in Dubai?”

It is increasingly “Where in Dubai should I invest?”

Some locations continue to outperform

Our analysis of Dubai's off-plan market between January and August 2026 showed significant differences in transaction activity and price growth between communities.

Dubai South recorded approximately 195% growth in transactions, together with around 7% growth in price per square foot.

Dubai Islands recorded approximately 37% transaction growth and 20% price-per-square-foot growth.

Arjan recorded approximately 7% transaction growth while prices per square foot increased around 18%.

Palm Jumeirah also continued to demonstrate resilience, with approximately 21% transaction growth and 10% price-per-square-foot growth.

These differences reinforce an important investment principle: performance depends increasingly on the individual location, supply pipeline, infrastructure and demand drivers.

Infrastructure is shaping the next investment map

Major infrastructure projects are also influencing investor attention.

Dubai South continues to benefit from the long-term expansion of Al Maktoum International Airport, while other emerging districts are gaining from transport connectivity, new communities and economic development.

The strongest opportunity is therefore not necessarily the most famous location.

It may be the location where future infrastructure, demand and pricing are aligned.

Data before decisions

At IQPRO Real Estate, we believe investors should compare transaction activity, pricing, future supply, infrastructure and rental demand before selecting a property.

As CEO Miroslava Nieuwenhuis explained in TREND Magazine:

“Resilience does not lie in the entire market, but in choosing the right location.”

That distinction is becoming increasingly important as Dubai's real estate market matures.
