Executive Director and co-founder of IQPRO Real Estate, Miroslava Nieuwenhuis, emphasizes that in Dubai, the government is focusing investments mainly on tourism and real estate, which creates favorable conditions for foreign investors.
Stability is supported by a strict legal framework, protection for both owners and tenants, and transparent processes through digital applications. The client can thus have a detailed overview of his property anywhere in the world.
He considers commercial properties that bring returns of twelve to fifteen percent per year to be the most attractive.
Demand for office space is growing as global companies such as Amazon and Siemens come to Dubai and set up regional headquarters there. The luxury sector is also strong, where supply is limited and prices are rising due to high demand from solvent clients. For residential projects, Dubai achieves an average yield of over seven percent, which is higher than in London or New York, where returns are around four to five percent.
Political stability and high security are also key factors. "In Dubai, a woman can walk alone on the street at three in the morning without fear. That can't be said about many other cities," says M. Nieuwenhuis. Another attraction is the zero personal income tax and nine percent corporate tax.
Investors from Slovakia are often interested in properties in the price range of two hundred to three hundred thousand euros, which bring a stable rental income.
A significant impetus for the market will be the Dubai 2040 urban plan. It envisages the opening of the largest airport in the world, which will create a logistics and business center with an estimated one million jobs.
M. Nieuwenhuis adds that the most frequent question from Slovak investors is the reliability of the developer. "Dubai has learned from the past and the system is now set up in such a way that investors' finances are protected," he emphasizes.
